Location
Located 10 minutes from the town of Kanab, this property offers a quiet and serene living environment to people who appreciate having neighbors but definitely want their own space.
This was literally cowboy country … over 200 western style movies were shot in Johnson Canyon plus feature films including Planet of the Apes … mainly because of the clean air, big wide open spaces, unique sky and cloud interaction and the compelling, ancient red rock formations.
Ranch House
There is lots of ranch area to build another home and the current house could be utilized as a bunk house/guest house. One ideal area with great views is at the East end, midway between the South and North fields where trees provide shade and privacy. This location gives a great view of the North, East and West canyon bluffs.
Surrounding Area
Red rock formations frame the property within this beautiful, serene canyon and the Vermilion Cliffs to the north are truly inspiring. This is ideal horse country and legendary riding trails through red rock, sage, juniper and pinion are easily accessed.
Crescent Butte Hiking
Crescent Butte 'BLM land' is directly behind the property and ideal for short or
long hiking and horse back riding excursions.

Front Yard
The land in front of the house has not been utilized at all and could become
a beautiful fruit garden. At the present time there are 2 apple trees, 2
peach trees and one cottonwood for shade. One could put a picnic table under
the existing cottonwood (these grow fast) and enjoy the wonderful view.
Back Yard
A fenced area adjacent to the back yard is perfect for a garden of adequate
size to produce vegetabeles for 4 people. The ground has been furrowed and
is ready for planting. Faucets are in place to irrigate the area.
Pasture
The pasture area including the barn could be divided into two pastures and
both could be watered by the present irrigation system. One is now a horse pasture
with wild grass. The other is vacant but ready for a huge garden or another
pasture for cows, sheep, alpaca, etc.
Corral
The corral is huge and perfect for horse training but could easily be converted
to agriculture. Current zoning permits pets, livestock, horses and farm animals.
Haybarn
The haybarn will accomodate four covered paddock areas and has an adjacent
water supply. The main area under the haybarn roof is currently used for open
hay storage but could be "walled in" to create an enclosed space with doors to
the paddocks.
Tackroom
The tack room is part of the Haybarn and was built for animal equipment storage.
It could be utilized as a work area i.e. wood working or machine work.
